Top 5 things to consider when hiring a Home Inspector

Hiring the right Home Inspector is an important part of the experience of buying or selling a home. A Home Inspection is part of the process needed to complete a successful real estate transaction. These are suggestions that you can take into consideration to hire the right Home Inspector.

What is a Home Inspection?

A Home Inspection is an evaluation of the home and it is a necessary step towards a sale of a home. Home Inspections are conducted by a Home Inspector who has the training, education, and certification to be able to identify and create a written report of the current condition of the home. Once the client receives the Home Inspection report they use the information to continue the real estate transaction either to request improvements made before the end of the transaction, or otherwise decline to move forward. In most cases this is part of the negotiation process as well that allows the buyer to ensure the home they are purchasing is in the condition they desire with the understanding that the seller is not required to make corrections. Home inspectors are often confused with a real estate appraiser which is not accurate as a real estate appraiser determines the value of the home, and a Home Inspector determines the condition of the home.

Education
One of the main recommendations across Real Estate professionals and entities to protect buyers is to hire a Home Inspector that has gone through many hours of education, training, and certification. An experienced Home Inspector not only has been doing Home Inspections for many years but has also invested the necessary time to learn the requirements of safety guidelines of real estate. Most home inspectors have spent thousands of hours in education to understand the evaluation process as well as the documentation needed to provide you with a quality home inspection. At Diamond Property Inspections, I have performed over 5000 Home Inspections as well been part of Home Inspection Associations such as the California Real Estate Inspection Association and American Society Of Home Inspectors which has contributed to my ongoing education.
Certifications
A Home Inspector has to have the right tools in order to provide you with a quality Home Inspection. Participating in courses and training to attain and maintain certifications is highly recommended. Be sure to look for certifications from Home Inspection Associations such as the ASHI or CREIA among other aspects of Home Inspection such as being certified to do Mold Inspection, use Infrared Technology, Radon testing, etc.
Reviews
Check for several areas where the client has left reviews for the Home Inspectors. Websites such as Google, Yelp, Facebook are common areas to search for reviews of the client’s experience with the Home Inspector. At Diamond Property Inspections we are happy and proud to have an overall rating of 4.8 Starts across all platforms.
Ask how long the Home Inspection takes
This is typically a good indicator of a Home Inspector being thorough in their Home Inspection process. Depending on the size of the home, most Home Inspections on average can take anywhere from 2-4 hours. If the Home Inspector determines that the inspection will take a shorter amount of time, this may indicate the lack of experience and or quality of the inspection as the Inspector may not be taking the time necessary to do a thorough inspection of the home.
Ask how you will get the findings
The Home Inspector once scheduled the appointment as likely mentioned to you how they will be providing you with their findings and often shows you a sample report as well. The Inspector should be providing you with a full report of all items that were checked, the condition of the items, as well as pictures. Be sure to ask how long it will take for you to receive it, you should likely receive the report within 24 hours of the Home Inspection.
